The membrane covers most of the roof surface, while seams, curbs, penetrations, drains and roof edges require detailed installation and regular inspection.
What Is TPO?
TPO is a thermoplastic single-ply roof membrane.
Large sheets are installed across the roof and connected using heat-welded seams.
The membrane is also flashed around penetrations, equipment and perimeter conditions to create a continuous roofing system.
TPO Roof Assemblies
The visible membrane is only the top portion of many TPO roof assemblies.
Depending on the building and project design, components below it can include insulation, cover board and the structural roof deck.
The attachment method also varies.
Some systems are mechanically attached while others use adhered assemblies.
The correct design depends on the building and project requirements.
Heat-Welded Seams
TPO seams are joined using controlled heat.
The quality and continuity of those seams matter because each membrane sheet needs to become part of the larger roof surface.
Seams should therefore be included in routine inspections and leak investigations.
TPO Penetrations and Curbs
Pipes, equipment curbs, drains and other roof interruptions require dedicated flashing details.
These areas can become leak points even when the open membrane nearby remains in good condition.
Repair work should focus on the failed detail rather than unnecessarily disturbing large areas of sound membrane.
TPO Repair
Localized TPO problems can often be repaired.
The existing membrane needs to be cleaned and prepared as required, and new material must be compatible with the roof.
Old or heavily weathered membrane may require additional evaluation before assuming a repair will bond properly.
TPO Replacement
Replacement becomes a stronger option when:
- membrane deterioration is widespread;
- numerous repairs have accumulated;
- deeper roof components are affected;
- the assembly no longer provides a good base for restoration.
The replacement project should consider drainage, insulation, rooftop equipment and roof edges as well as the new membrane.
TPO Maintenance
Commercial property owners should monitor:
- seams;
- penetration flashing;
- equipment curbs;
- drains;
- roof edges;
- punctures;
- previous repairs.
Service traffic around rooftop equipment deserves particular attention.
